Why are Brevard appointments only on Monday and Wednesday?+
Hometown Inspections is based in the Winter Garden and Kissimmee area, more than an hour from the coast. A one-off trip to Brevard would have to be priced like one. Instead we put every Brevard appointment on Monday and Wednesday and work the county end to end, which is how a four-point here costs the same $129 it does in Orlando.
Which report does my insurer want?+
Check the request from your agent or carrier. A four-point is asked for on older homes before a new policy or at renewal; Citizens requires one on homes more than 20 years old. A wind mitigation is for discounts, and it is optional. If the request mentions both, book the combination for $169.
What does a four-point inspection check?+
Four systems: the roof, the electrical panel and wiring, the plumbing and water heater, and the heating and air conditioning. The report lists the age, type, and condition of each, with photos. It is not a full home inspection and does not cover the rest of the house.
What does a wind mitigation inspection check?+
The seven items on Florida form OIR-B1-1802: the building code the house was built or re-roofed under, the roof covering, how the roof deck is nailed, how the roof is attached to the walls, the roof shape, whether there is a secondary water barrier under the shingles, and the protection on windows and doors. It involves attic access and photos.
When do I get the report?+
Within 24 hours of the inspection, and usually the same day. The one thing that can slow a report down is roof permit history, which we look up to confirm the roof age for the four-point.
Will a wind mitigation inspection lower my premium?+
Often, but not always, and the inspector cannot promise a number. The report records what the house has. Your carrier decides which credits apply under your policy. The features that most often matter are a hip-shaped roof, metal straps or clips tying the roof to the walls, impact-rated windows and shutters, and a roof installed under the current Florida Building Code.
What if the four-point finds a problem?+
The report says what is there and the insurer decides what to do about it. Items carriers commonly flag are Federal Pacific or Zinsco electrical panels, aluminum branch wiring, polybutylene supply pipes, a roof near the end of its service life, an aging water heater, and active leaks. Knowing before you apply is better than finding out from an underwriter.
Do you inspect mobile and manufactured homes?+
Yes. Book the four-point. The wind mitigation form does not apply to mobile and manufactured homes, so there is nothing to gain from the combination.
Do you do full home inspections in Brevard?+
Sometimes. On a route day we can fit a buyer's inspection for a single-story, single-family home with a low-profile roof, or for a manufactured home. Call 407-698-5360 before booking so we can confirm the house and the date. Full inspections are priced separately.
Who does the inspection?+
Hometown Inspections, Florida home inspector license HI14613. Since 2021 we have completed more than 2,800 inspections for over 1,800 clients in Central Florida. Brevard is served by the same inspectors on scheduled route days.
